What is a Pre-Purchase Home Inspection?

A Pre-Purchase Home Inspection is a careful, visual examination of the major components of a house or structure prior to its purchase.

 

Why should I Have a Home Inspection?

A Home Inspection should be performed to determine that you are really buying what you think are, regarding the condition of the property.

 

What will be included in the report?

As applicable, condition of the structure, heating/AC, plumbing, bathrooms, electrical, kitchen, attic, interior and exterior walls, windows, doors, roofing, grounds and more.

 

Should I be there at the time of inspection?

YES! If possible, you should accompany the Inspector during the inspection. This allows you to ask questions and to have the Inspector answer your questions.

 

When may I have a Home Inspection?

Seven (7) days a week, during daylight hours.

 

When will I receive a written report?

If you have email, generally the same day and the hard copy within 48 hours.

 

What should I do if the Home Inspector finds a problem?

No home is perfect. The Home Inspector may find defects, which you did not notice when you first viewed the home. Most such defects can be readily cured or tolerated as is. Seldom would one of the defects be reason not to purchase the home. You should discuss any defect with the Home Inspector, and then you should talk with your Realtor. Your Realtor is a professional, trained to handle such matters.

 

How do I pay for the Home Inspection?

Payment in full will be expected prior to or at the inspection. You may pay by cash, check, VISA or MasterCard.

 

Why hire a Professional Home Inspector?

There are several reasons to hire a Professional Home Inspector.

1. The Professional Home Inspector is trained as a generalist to examine the major components of the home and to evaluate them.

2. A Home Inspector does an objective examination of the home and is not subject to the stress, excitement, and anxiety, which may distract the purchaser who is trying to evaluate the new home.

3. The Professional Home Inspector looks for conditions of which the home purchaser may be unaware and can provide cost estimates of repairs if requested by the client.

 

How long should I plan to spend at the inspection?

Generally, a Home Inspection will take 1.5-2 hours, sometimes longer however; the inspector will spend as much time with you as needed.

It is very important that you find a Professional Home Inspector who avoids conflicts of interest and whose objective is to give you an impartial and skillful inspection of your home. Home Inspectors Certified by the American Society of Home Inspectors (ASHI) have pledged to abide by ASHI STANDARDS.
